We have had the privilege of working with hundreds of Calgary home buyers over the years. When looking to buy a home, here are some tips that we pass on to everyone we work with:
It is absolutely imperative that you discuss your financing options with a mortgage professional. You do not want to waste time looking at homes that you cannot afford, and you definitely do not want to get your heart set on a home that isn’t an option for you. Make sure you have a pre- approval from your bank, or mortgage professional before you start your hunt.
Everybody has a different timeline for their home purchase. We have had clients take many months, and we have had clients purchase the first home they saw. Everyone is different. Often it will depend on what type of market you are buying in (seller’s market vs. buyer’s market), but take your time. Do not rush into a purchase, and do not settle for just any home. This is a big deal, and you should plan on taking your time.
If you are painting your home, the most important work you can do is in the preparation. The scraping....the priming....it’s all so that the finished product is the best that it can be. The same can be said for your home buying planning. What is a ‘nice to have’, and what is a ‘show stopper’. These need to be identified before you spend time running around looking at houses. Take your time, and make sure you share your plan with your Calgary Real Estate Agent and REALTOR®.
The more you see, the more difficult it becomes to remember the characteristics of the homes. Make sure you keep good notes on what you saw, and what you did or did not like about the homes you tour. These notes can be extremely valuable when trying to assess the value of a home to you.
You should NOT skip out on performing your own due diligence on a property. There is critical information to be ascertained on properties, and the details can define whether or not you are making a good investment. A Calgary Real Estate Agent and REALTOR® will recommend that you have a property inspected, and if you are buying a condominium...that you have a condominium document review condition in your offer. There may also be a financing condition to ensure that financing can and will be extended to you. You need to do your own due diligence when buying a property, and you should NOT rely on the due diligence that may be provided to you by the seller. Make sure any fact finding is done on your own.
It always surprises me when I walk into a home for sale in Calgary, and the presentation is not what is should be. The home sellers have either not been coached on how to present their property, or they don’t care how their property is viewed by a potential buyer. Here are some tips for anyone looking to sell their home:
Calgary Real Estate Agents and REALTORS® often recommend that people de-clutter their homes before listing them, but it’s seldom performed by home sellers. Get rid of anything that takes away from showing as much space as possible, and anything that is in place to fill space. You want to show areas of homes to be as big as possible. For example, get rid of empty coat hangers in your front hall closet. Show the space in there...and empty coat hangers are just taking up space.
Your home should be shown in it’s best possible condition. That means making sure your home is extremely clean. Garbages should be empty (especially kitchen garbages where odours are far too common), sinks should be empty, and floors should be clean. There is nothing worse than walking into a dirty home.....it’s one of the first things a buyer will notice, and it does not bode well for you as a seller.
There is nothing more uncomfortable for a home buyer than having the seller present for a showing. The buyer wants the ability to openly talk about the home, and discuss likes and dislikes with their Calgary Real Estate Agent and REALTOR®. Leave the home, and allow the prospective home buyer to feel comfortable during their showing.
If you are selling your home, and a prospective buyer is coming to look at it in the evening, make sure you leave the lights on for them. You don’t want them entering a dark home, and fumbling around for light switches. If the showing of your property is during the day, make sure you open all your blinds and showcase the natural light that your home provides.
If you have 10 people come through your home, and one of them provides feedback to you saying they think you are priced $10,000 too high, they can be viewed as an anomaly. If nine of them provide feedback to you saying that they think you are priced $10,000 too high, you need to pay attention. Listen to the feedback you receive from your Calgary Real Estate Agent and REALTOR®, and from the parties that view your home. You have to listen to the market.
